Terms and Conditions

A holiday rental booking (“Booking”) is made between the party accepting the online booking form (“Form”) and the Client (hereafter “You” or “Your”) AND Mykonos Hospitality Group (“We,” “Us,” or “Our”), the booking agency and service provider acting on behalf of the property owner (“Owner”), who makes available the property specified in the Form (“Property”). Each Booking is governed by the following Terms and Conditions:

1. Booking Deposit

To secure the Property, you must pay a percentage of the total holiday rental cost (“Rental Cost”) as indicated in the Form (“Deposit”). Neither the Owner nor We will have any obligation to reserve the Property for You until the full amount is received in cleared funds and the Form is properly completed and electronically recorded. Should you cancel the Booking later, cancellation charges will apply as detailed in paragraphs 3 and 5.

2. Payment of the Balance

The balance of the Rental Cost must be paid at least 60 days before your scheduled arrival (“Due Date”), unless otherwise stated in the Form. If the balance is not received by the Due Date, Mykonos Hospitality Group reserves the right to cancel the Booking without liability, retain the Deposit, and enforce any applicable cancellation charges. For Bookings made within 60 days of arrival, full payment (100%) is required at the time of Booking.

3. Cancellation by You

If you wish to cancel the Booking, you must notify us in writing at bookings@mykonoshospitalitygroup.com. In the event of partial or full cancellation by you—or if the Booking is cancelled by us due to non-payment—the entirety of the amount paid (except for any Damage Deposit already provided) may be retained.

4. Cancellation or Alterations by Us

Although changes are unlikely, we may occasionally need to adjust confirmed arrangements. In such cases, we will notify you as soon as reasonably possible. If, for reasons beyond our control, we cannot provide the Property as booked, we will first attempt to offer you an alternative property of a similar standard in the same or nearby area at no extra cost. If an alternative is not acceptable or available, the Booking will be cancelled and any amounts paid refunded in full, without liability for additional damages or cancellation charges.

5. Minimum Letting Period

For weekly rates, the minimum stay is 1 week (7 nights), unless otherwise specified in the Property’s minimum letting conditions (which will be provided upon request). For daily rates, the minimum stay is 4 nights unless stated otherwise.

6. Number of Guests

Only the maximum number of guests indicated in the Form (the “Group”) may occupy the Property at any time. If the Group exceeds this number, the Owner (or their representative) is entitled to require that you vacate the Property immediately, and the Booking will be cancelled by Mykonos Hospitality Group without any refund.

7. General Provisions

We reserve the right to transfer these Terms and Conditions to a third party, so that another organization becomes responsible for delivering your service. Any transfer of your contract with us requires our prior consent. This contract is exclusively between you and Mykonos Hospitality Group. If any provision is found to be invalid by a court, the remaining provisions shall continue in full force and effect.

8. Acceptance of Conditions

While we endeavor to secure your explicit acceptance (for example, by checking a box), if you complete a Booking without such an action, it will still be deemed that you have accepted these Terms and Conditions upon confirming your Booking.

9. Liability

Our total liability to you, in connection with the Booking or these Terms and Conditions (including contractual, tort, misrepresentation, restitution, or otherwise), shall not exceed the total Rental Cost paid by you for the Booking.

10. Force Majeure

Neither Mykonos Hospitality Group (including our affiliates) nor the Owner shall be liable for any delay or failure to perform obligations under these Terms and Conditions if such delay or failure is caused, directly or indirectly, by events beyond our reasonable control (including, but not limited to, f ire, flood, earthquake, hurricane, drought, natural phenomena, riots, strikes, civil disturbances, quarantine restrictions, epidemics, or pandemics).

11. Registration for Short-Term Rentals

In compliance with local laws, you may be required to sign a “Short-Term Rental Registration Form” directly with the Owner at check-in. Failure to sign may result in the Owner denying you access to the Property and the Booking being cancelled without refund. This registration is separate from these Terms and Conditions.

12. Damage Deposit

At the time of balance payment or check-in, you must provide a Damage Deposit as specified in the Form. This may be paid directly to us or secured with a credit card guarantee to the Owner. The Damage Deposit covers any damage to the Property or its contents and any unpaid charges for extra services not pre-paid or included in the Rental Cost. Failure to sign the Registration Form may lead to cancellation without refund.

13. Damage Claims

You are required to promptly report any damage to the Property or its contents. You will be responsible for the cost of repairs or replacement (“Damage Costs”). After your stay, the Owner has up to 7 days (“Review Period”) to inspect the Property and, if damage attributable to you is identified and adequately evidenced, to submit a claim for compensation (“Damage Claim”). You will be notified and given an opportunity to respond. If you accept the claim, we are authorized to deduct the relevant amount from the Damage Deposit. Any remaining balance will be refunded within 15 days after the Review Period.

14. Complaints

We have thoroughly inspected each Property, and the descriptions on our website are provided in good faith to be as accurate as possible. However, we are not responsible for any modifications made by the Owner without our knowledge or for issues such as interruptions in water, gas, or electricity supply, or malfunctions (e.g., pool filtration failures). If you experience any problems during your stay that cannot be resolved directly with the Owner, please contact us immediately. Complaints should be lodged during your stay and supported with documentation where possible. We will review all complaints and, if valid, strive to secure appropriate compensation from the Owner.

15. Responsibility and Behavior

By accepting the Form and these Terms and Conditions, you agree to be responsible for your own actions and those of your Group and any guests you invite or who gain access to the Property. You agree to leave the Property and its contents in the condition in which you found them, cover any damage incurred, abide by the House Rules set by the Owner, and comply with all applicable laws. In the event of inappropriate behavior, the Owner may require all guests to vacate the Property immediately without a refund.

16. Events and Entertainment

Organizing parties or events that exceed the number of guests specified in the Form, as well as installing or using equipment (e.g., DJ platforms, audio systems, lighting, etc.), is strictly prohibited unless prior written approval is obtained from the Owner and communicated to Mykonos Hospitality Group. Unauthorized use may result in immediate cancellation of the Booking without refund.

17. Guest Injury Disclaimer

To the extent permitted by law, neither the Owner nor Mykonos Hospitality Group shall be liable for any accidents or injuries sustained by guests during their stay at the Property.

18. Children Policies

While children are generally welcome, some Owners may impose age restrictions. It is your responsibility to inform us in advance of any children in your Group, including their exact ages, before finalizing the Booking.

19. Pets

Typically, pets are not permitted on the Property. If you wish to bring a pet, please contact us prior to finalizing your Booking so that we can obtain written authorization from the Owner. If permission is granted, we reserve the right to increase the Damage Deposit.

20. Insurance

It is a mandatory condition of the Booking that your Group is covered by comprehensive travel insurance, including coverage for trip cancellation and medical expenses. Such coverage should be in place before or at the time of Booking. Please consult your travel agent or insurance broker for details. By Booking, you confirm that you have the necessary insurance and agree not to file any claims against us.

21. Arrival and Departure Time

Arrivals and departures are typically scheduled for Saturdays unless otherwise agreed in writing. Check-in is available between 3:00 PM and 8:00 PM, and check-out must be completed by 10:00 AM. In the event of travel delays affecting your check-in time, please notify us as soon as possible. Early check-ins or late check-outs are not guaranteed unless pre-approved. Assistance outside the standard hours may incur a fee of 100 EUR payable locally.

22. Services Included with the Property

The Form details the services included with the Property, which are provided directly by the Owner. Any services not specifically mentioned are subject to availability and may incur additional charges.

23. Services Included with Premium or Luxury Package

The Form also lists the services included in any premium or luxury packages offered by us. These services are provided by trusted third-party suppliers, and you may be required to accept their terms before benefiting. Services not listed are subject to availability and additional fees.

24. Extra Services (Booked with Us)

In addition to the selected package, you may request extra services that are not included by default. These additional services are arranged through our trusted third-party suppliers and will be itemized under “EXTRA SERVICES” in the payment schedule. Their availability and any extra charges will be confirmed with you.

25. Water and Electricity

Please note that the Property may be located in an area with limited water resources or occasional energy supply issues, particularly during drought periods. You are requested to use water sparingly, in accordance with any local restrictions. While we will endeavor to resolve any supply issues promptly, we cannot be held liable for any inconvenience.

26. Internet Service

Unless otherwise stated, the Property may not offer telephone or Internet services. In such cases, we strongly recommend that you have a mobile phone with roaming capabilities. If Internet access is available, Mykonos Hospitality Group does not guarantee connection speed, stability, or the ability to restore service in the event of technical issues. Any additional charges for Internet service must be settled directly with the Owner.

27. Photography

Any photographs or videos taken at the Property may not be used or sold for commercial or profit purposes without prior written authorization from both Mykonos Hospitality Group and the Owner.

28. Smoking

Smoking inside the Property is strictly prohibited. If you or any member of your Group violates this rule, or if smoking causes damage to upholstery or furnishings, we reserve the right to impose a minimum cleaning and/or replacement fee of 500 EUR.

29. Valuables and Security

Any valuables left on the Property are at your own risk. Neither Mykonos Hospitality Group nor the Owner (or their representatives) will be responsible for any loss, theft, or damage. If you have concerns regarding the security of your valuables, please contact our local concierge who may be able to arrange additional security services at extra cost.

30. Special Property Conditions

The Form may include special conditions specific to the Property you are booking. In the event of any conflict between these and the general Terms and Conditions, the special conditions provided in the Form shall prevail.

31. Governing Law and Jurisdiction

Any dispute or claim arising from these Terms and Conditions or the Booking shall be governed by the law of England and Wales. If you reside in the United Kingdom or an EU country, you are entitled to any mandatory consumer protections provided by your local laws. The parties agree that the courts in the area where the Property is located shall have non-exclusive jurisdiction over any disputes, including non-contractual claims.

32. Swimming Pool

If the Property includes a swimming pool, it will be maintained clean and in working order by the Property staff. Should your booking fall before June 1 or after October 1, please confirm with us whether the pool is operational. The Owner may, at their discretion, provide pool or beach towels, and pool heating (if available) will be activated upon request at additional cost.
